Purchasing
Prior to exchange
Your next step:
- Make sure you obtain a home loan pre-approval or final approval from your mortgagee
- Research the market by speaking to agents, attending open houses and looking at price guides
- Find a property, negotiate a price, ask your agent to send the contract to our firm to start reviewing the contract for sale
- Confirm that the vendor is happy to provide a cooling off period in accordance with the contract
Our firm will:
- Attend to reviewing the contract for sale and negotiate any amendments to the contract for sale
- Order a pest, building or strata report that you require
Exchange of Contracts
Your next step:
- Provide your full details to our firm, including any middle name
- Provide a form of ID, eg Driver Licence
- Signing the contract for sale
Our firm will:
- Prepare the contract to be in executable form.
- Arrange for you to attend our office to execute the Contract for Sale or post the contract to you to be executed.
- Send the contract for sale to the vendor’s solicitor for exchange.
After Exchange of Contracts
Your next step:
- Liaise with your broker or mortgagee for the loan documents to be signed and sent to your mortgagee
- Arrange that you have selected an off-set account to transfer any shortfall funds you are to provide at settlement
- Start arranging a removalist for your belongings
- Contact the real estate agent 1 week prior to settlement to attend your final inspection of the property. We recommend the inspection to be arranged for the day before settlement
Our firm will:
- Order the Property searches, eg council rates, water rates, and land tax certificate
- Advise you of any additional searches that your mortgagee has requested to be obtained
- Liaise with your mortgagee to ensure they are ready to complete
- Prepare the Transfer and serve requisitions on the title to the vendor’s solicitor
- Contact the vendor’s solicitor or conveyancer and book in settlement
- Contact your mortgagee and book in settlement
- Prepare draft settlement figures and send to the vendor’s solicitor or conveyancer
- Inform you of the breakdown of figures and cheque directions to be sent to your mortgagee.

Settlement
Your next step:
- Arrange a time with the agent to collect the keys. Please make sure you obtain all keys, remote controls, and alarm codes
Our firm will:
- Attend settlement and ensure that all documents are in order
- Pay the settlement fund in accordance with the vendor’s solicitors direction
- Contact you that the matter has settled and you can collect the keys from the agent’s office
After settlement
- If there is no mortgage then we will lodge the Transfer and Notice of Sale with the Land and Property Information and then send you your certificate of Title
- Send you a final After Settlement Letter
- Our firm will keep your file for 7 years

Selling
Pre-exchange
Your next step:
- Ensure you have done research in your area that you will receive the purchase price your after
- Email our firm with instructions to act on your behalf to Sell your Property
- Complete the checklist that our firm will provide you
- Appoint a selling agent to act on your behalf
Our firm will:
- Confirm the checklist has been completed with the details required to prepare the Contract for Sale
- Order the searches that are required to be disclosed in a Contract for Sale
- Prepare a draft Contract for Sale for your approval
- Issue the final contract to the selling agent to start marketing the property
- Negotiate any amendments that a prospective buyer or their solicitors may request
- Once we have received a sales advice from the agent, we will confirm the same with you
- We will then issue a final contract for sale to the purchaser’s solicitor or conveyancer
- Exchange will occur when we will receive a signed contract from the purchaser and you have signed your contract, we will check both contracts are identical and date the contracts
After Exchange
Your next step:
- Complete the discharge authority that our firm will prepare and email you
Our firm will:
- Send the discharge authority to the mortgagee
- Ensure the mortgagee will be ready to settle on time
- Send the transfer document to be signed by you
- Send you draft responses to requisitions for your approval
Settlement
Your next step:
- Arrange a removalist and pack all belongings
- Ensure there is no rubbish left on the property prior to settlement
- Provide all keys to the selling agent prior to settlement
Our firm will:
- Obtain the final payout figure from your mortgagee
- Check the draft figures obtained and email you the breakdown
- Attend settlement and confirm the cheque received are in accordance with your approved direction
- Our firm will keep your file for 7 years
